The Marley at Trout River offers a variety of homes, including one-, two-, and three-bedroom floor plans ranging between 602–1,455 square feet in size. Each home features kitchen appliances, new flooring, and new light fixtures for added convenience, along with thoughtfully designed interiors that include a range of lifestyles and living needs.

You can tour the community either in person (Monday through Saturday) or through a convenient virtual tour option, allowing you to explore our homes and amenities in the way that works best for you. Schedule your tour online at your convenience or give us a call.

Applying is easy! Start by visiting our Floor Plans page and selecting a layout you love. Then, choose an available apartment home to apply online or in person through the leasing office. Our team is here to guide you through each step and ensure a smooth application process.

Applicants must provide a form of identification and meet an income requirement of at least 2.75 times the monthly rent to qualify.

Applicants must demonstrate a gross monthly income of at least 3 times the tenant paid rental amount less any concessions or incentives.

No. Subleasing is not permitted.

Yes. All residents are required to maintain renter's insurance with a minimum liability coverage of $250,000 throughout the lease term. 

Residents will receive a renewal notice 90-days in advance. Residents can access the resident portal to review renewal options, make their selection, and sign lease documents electronically.

No. The Marley at Trout River does not offer affordable housing options at this time.

Yes. Move-in and application fees are required. Our community charges a $75 nonrefundable application fee and a $150 administrative fee. Please contact our leasing office for a full breakdown of associated costs.

Yes! Our leasing team can provide guidance and information to help make your move-in process as smooth as possible. Please contact us to learn more about available resources and current offerings.

To break your lease, we require a 60-day notice and a lease-break fee that is equal to 2 months' rent and repayment of any move-in concession (if one was applied).

Residents are required to provide a 60-day written notice.

Residents must submit a 60-day written notice and forwarding address before move-out. Residents are responsible for shutting off utilities, fully vacating and cleaning the apartment, and returning all keys, remotes, and fobs to the office.

Security deposit refunds are processed within 30 days after move-out, in accordance with your lease and state guidelines.

A traditional security deposit is not required for applicants. Instead, residents enjoy a $0 deposit option through a LeaseLock program at $36 per month (non-refundable).

Utilities are not included in the rent; additional monthly charges may apply. Please contact the leasing office for a detailed breakdown of what is included and what is billed separately.

Discernity internet is included in your move-in package and is a charge of $60 a month, which goes directly to your ledger.

Rent payments can be conveniently submitted online through the resident portal, allowing for secure and easy monthly payments.

Yes. Additional monthly fees such as service-related charges may apply. Contact our leasing office for a full list of applicable fees.

Free parking is available at the community.

No. We don't offer reserved parking.

Guests are welcome to visit The Marley at Trout River. Stays longer than 3 consecutive days require prior written approval and may not exceed 6 total days per month.

No. We do not offer EV charging stations on-site at this time.

Yes! We are a pet-friendly community designed for your four-legged companions in mind. Residents can enjoy abundant greenspace and natural areas perfect for walks, playtime, and fresh air.

All pets must be processed through Pet Screening, which helps ensure compliance with community guidelines regarding breeds, sizes, and pet-related documentation.

The Marley at Trout River features one on-site pet park, providing convenient spaces for pets to play, exercise, and socialize, and multiple pet stations around our community.

Our community offers a thoughtfully curated selection of amenities designed to elevate your everyday living experience. Washers and dryers are included in select homes. In addition, there are three 24-hour laundry facilities located on-site for resident use.

Unfortunately we do not provide bike storage at the moment.

Maintenance requests are handled promptly, with priority given to urgent issues to ensure resident safety and comfort. Non-emergency requests are addressed as quickly as possible in the order they are received.
